Description

A great ranch just got even better.  Owners are now allowing me to advertise the homestead.  A small home on 2 acres that makes a great base camp.  Best of all the house has a good 600' Trinity well with a rating of 75 GPM (well docs on file).  The main body of the ranch is a 447-acre wooded hunting ranch with nearly a mile of S. Fork Neils Creek.  This is a good high bank creek with rocky bottom.  Three sides of this ranch are high-fenced with a low fence on the 4th side.  Estimated cost to complete the high fence is $40-45K.   All fence in good shape.  The south end of the ranch has an elevation of about 1180' dropping to 960' acre the creek bottom.  Yes, that's over 210' of elevation change and what you get with elevation change is views.  Views for miles! We have a perfect spot picked out for your Bosque County hideaway.  Excellent tree canopy but a good balance of open tillable land up top (maybe 100 acres) for your food plots.  Good brush break along the road provides good privacy.  Several rocky outcroppings and a small cave (see pics).  The ranch is located nearly mid-point between Cranfills Gap and Clifton, about 2 miles off of pavement but the road is well kept.  In fifteen minutes you can be sitting at a table at the Horny Toad Grill in Gap or having a nice meal at Sinclairs in Clifton.  Very nice large pretty ranches on the drive in.  We think this ranch is fantastic. • ABSOLUTELY BEAUTIFUL ELEVATED HOME SITE
  • 220' elevation change from hilltop to creek bottom. AMAZING panoramic views with multiple home sites. I have the best one picked out.
  • 4,000' +/- of South Fork Neils Creek. Both banks. This is a very pretty rocky bottom creek. Summertime exploring with the kids.
  • Cave formations and rocky outcroppings at several locations.
  • Flint deposits and a rich owner history of finding many Indian arrowheads. Documented Indian battle nearby.
  • Dense tree canopy with a nice balance of open pasture. I estimate 1/3 of ranch is open pasture with 2/3's in tree canopy and creek bottom.
  • Many native Texas hardwood trees (Live Oak, Red Oak, Pecan, Cedar Elm, Birch). Good stand of grass.
  • There is a small area that I call Bosque County desert landscape. Just a few acres but really cool.
  • Good road system.
  • 1.4 miles of frontage along CR 4215 but you cant see into the ranch due to a great brush break. If subdivision is your thing, it would work well too.
  • Big neighbors on all sizes.
  • Very private but only 3 miles to FM 219. 40 minutes to Waco. 1.5 hours to DFW.
  • Three sides good quality high fence, One side newer low fence. Very good opportunity to have a managed deer hunting ranch.
  • 50% mineral conveyance
  • Undisturbed for many years. Electric on site.
  • Bosque County is hard to beat with respect to recreational and scenic value. The population of Texas is estimated to double to 55 million by 2050. Owning a scenic property within 1.5 hours of the 4th most populous metro area in the US cant be bad.

This ranch is VERY good as-is but there is room for improvement. A home on the bluff is really going to set this property in a class of its own. Wildlife and terrain management will only improve your value and recreational use. Get it the way you want it and your family and friends will not want to leave. A rugged, scenic, Bosque County Ranch with running water. Hunters paradise perfect for the home of your dreams. Lets make it happen.

Call REH Land today and schedule a private tour. Worse ways to spend an afternoon.
